For starters, real estate agents will always look for a way to get the available property noticed. More often than not, they urge property owners to put up the initial price at slightly below the market value. Real estate agents know that this will attract people who are looking to purchase property quicker.

Some real estate agents may also be too polite to mention that a house doesn’t look or smell the way it should to be presentable enough to buyers. Not only does a house’s appearance and smell have an impact on the chances of a sale, they also have a bearing on the reputation of the agent showing it. Imagine if an agent had people come over and show the house as a mess, smelling like a dead rat. Prospective buyers would think the same for all the properties in the folder of the agent.
